The Real Estate Development and Property Management Division of The DeJohn Group, LLC is a nationwide, real estate management company. We are currently offering property management services in Houston, Katy, Richmond, Sugar Land, Cypress, Humble, Spring, The Woodlands, Baytown, Missouri City, Pearland and surrounding areas.

Comprehensive Marketing and Advertising Program

The DeJohn Group, LLC spends hours every month on advertising our vacancies.  We will negotiate exclusive contracts with major advertising providers to ensure top placement and frequency.  

 

Rigorous Credit, Income, and Criminal Screening

The DeJohn Group, LLC makes every effort to find tenants who will pay rent timely and will take good care of your property.  We require all applicants to verify their income to ensure they can afford the rent.  We also run criminal and credit background checks on everyone who is over age 18 in the home.  We follow all federal and state real estate regulations to ensure you are in full compliance.

 

Routine Inspections

All properties will be inspected and managed on a regular basis to ensure they are being well maintained by the tenants.  These inspections are done by qualified home inspectors who will inform you of any issues that need to be addressed.  We will also update you if we find any issues with the property’s plumbing, furnace, water heaters, air conditioners, or any other mechanical systems as well as appliances.

 

Online Accounting and Financial Reporting

The DeJohn Group, LLC provides numerous reports including tenant rental payment history, work order history, property history, and financial statements.  Our system provides you, the owner, with access to the information you need, when you need it.

 

Maintenance Coordination

In addition to saving you time and money through our management services, The DeJohn Group, LLC provides high quality and timely maintenance on your property.  Our in-house maintenance staff and preferred vendor relationships will save you time and money as well as ensure the repairs are done in a professional manner.  In order to protect your property and ensure your tenants are taken care of, our maintenance department is available 24-hours a day, 7 days a week, including all of our emergency services.

 

Rent Collections

Our collection processes are professional but tough and we are very diligent in collecting your rent in a timely manner.  We set the expectation early on so that the tenants understand that their rent must be paid on time.  In addition, as the rent payments come in, the funds are quickly disbursed to you through electronic direct deposit or a standard check.

 

Complete Evictions and Possession Services

We follow proven and standard practices when it comes to collecting rent.  However, in the event a tenant can no longer meet their rental obligation, we will handle the eviction process swiftly.  Our staff is knowledgeable in state and local Landlord and Tenant laws.  If rents are not paid on time, we initiate the legal steps necessary.

 

Commercial Property Management

Our commercial division provides landlords and property owners a comprehensive management package. As an owner of commercial real estate, your profit is as important as the value of your property. We strive to protect both through a comprehensive balance of knowledge, experience and the right tools to get the job done. Financially, we provide a monthly overview where each month you will receive detailed financial reports outlining all of the financial activity at the property. In the report are delinquency tracking and payment updates.

We also have a maintenance department that can handle your site’s facilities maintenance needs. Our staff recognizes the importance of common area maintenance and the perceptions associated with a well maintained property. Northeast Property Group strives to implement effective maintenance programs designed to maximize appearance and minimize cost impact, which in turn help protect the value of your investment. By utilizing our staff, we can ensure work is completed correctly and efficiently.

 

·         Maintenance Programs – Programs will be initiated with the current budget and needs assessment in mind. Outside vendors will be used as appropriate. The Property owner will be notified via weekly updates as to the status of on-going maintenance projects.

·         Inspections – Each maintenance program will be implemented with industry benchmarks and will be frequently audited to ensure delivery of goods. The site manager will perform frequent site inspections to review progress
